Your Right to Buy Your Home
As a Basildon Council tenant can I apply to buy my home??
Yes if you are a secure tenant of Basildon District Council.
St Georges Community Housing will process your application for you.
The final decision as to whether or not you can buy your home will rest with Basildon District Council, who are the owners of the property you rent.
You must be aware that there can be costs involved which we are unable to help you with such as:
- mortgage repayments
- leaseholder charges
- building insurance
- repairs and maintenance.
You will also be charged fees for the necessary services of solicitors, valuers and surveyors.
Before you consider purchasing we expect you to get an idea of house prices in your area, which you can obtain from the Land Registry web site . Please note you may have to pay a small fee for this information.
Will I be allowed to buy my home??
You may be eligible to purchase your home.
Importantly your eligibility to purchase your home will depend upon the number of years you have been a tenant of Basildon Council. Previous public sector tenancies may also be taken into account, along with certain other criteria you will have to meet.

Discounts.
If you are eligible, you may also qualify for a discount.
The discount will be based upon the current market value of your home. If you are buying a house, discount starts at:
- 30% for houses rising by 1% for each year you have been a tenant to a maximum of 60%
- 40% for a flat rising by 2% for each year you have been a tenant to a maximum of 70%
Your discount cannot be greater than the maximum discount for Basildon District which is £34,000.
You may find that further restrictions occur if major repairs or improvements have been made to your home in the recent past.
