The Decent Homes Programme - Introduction
It is planned that all council housing managed by St Georges Community Housing Ltd in the Basildon District will meet the Government Decent Homes Standard by the end of March 2013.
As of April 2007, 51% of St Georges Community Housing homes meet the Government’s Decent Homes Standard.
St Georges Community Housing Ltd has applied to the Government for £142million of funding to ensure that the remaining 49% of our homes will meet the Decent Homes Standard by March 2013.
We are currently waiting for the Government to let us know a decision on our funding bid and we will let all our customers know the outcome as soon as it is announced.
What is a decent home.
The definition of what is a decent home was updated to reflect the Housing Health and Safety Rating System (HHSRS) , which replaced the Housing Fitness Standard on 6 April 2006.
The standard is fairly complex but put briefly, a ‘Decent Home’ is one that:
- is warm, weatherproof and has reasonably modern facilities
To achieve the ‘Decent Home’ standard a property must match the following criteria:
- It meets the current statutory minimum standard for housing
- It is in a reasonable state of repair
- It has reasonably modern facilities and services
- It provides a reasonable degree of thermal comfort.
